Tip: Before your landlord can take you to court to evict you for non-payment of rent, the landlord must send two (2) late rent notices. The first notice is a 5-day late rent notice which must be delivered by certified mail if the payment is more than five (5) days late. If the rent continues to go unpaid, the landlord needs to send a second notice: a 14-day rent demand which must be served at least 14 days before a court case is filed. See NSLS’ non-payment and holdover eviction timelines.
